MAML can take a vacant site from concept to the complete opening of a new shopping centre.

Our Development Services include :

Initial Feasibility

  • potential rentals, expenses, net income, and capitalized value
  • construction, consultants and development costs
  • demographic retail potential of the trade area
  • net profit from development, and ongoing profitability from holding centre post development

Design

  • working with architects to design centre, to maximize income and to enhance customer experience
  • design the retail spaces to accommodate the footprints we know various retail usages require
  • we visualize how shoppers will experience the completed centre, from vehicular entry point, to shopping experience, to exit, and plan the centre to ensure customers needs are fulfilled

Approvals

  • Development Application to council
  • Consent authorities liaison
  • dealing with objections, making presentations to interested parties

Major Tenants Leasing

  • sourcing major tenants to anchor the centre and procure Agreements For Lease with these major tenants prior to construction, and in order to ensure lender funding
  • design the centre around the required formats of the major tenants
Funding

  • provide full feasibility information to Lenders in order to procure funding for the development
  • our relationships extend to all major Australian banks, including NAB, CBA, ANZ, and Westpac.
  • we also maintain funding relationships with non-bank lenders for those developments that do not fit within normal bank lending criteria
  • briefing of valuer to ensure optimum valuation report for funding

Construction Management

  • work with your architect to complete full working drawings, assess tender applications, appoint and monitor builders and consultants

Leasing Specialty Shops

  • specialty shop leasing is completed during the construction phase
  • we design leasing brochures, signboards, information flyers
  • our network includes all chain retailers within the Australian retail landscape, and we source appropriate tenants and usages that fit the size of the centre and the demographic of the area

Opening of Centre

  • we ensure a co-ordinated and hyped opening of the new centre, including ensuring completed construction, opening of all tenants, marketing to the trade area, entertainment and in-centre activity

Ongoing Management of Centre

  • our management team commence setup of all systems six months before opening
  • we arrange al staffing and systems
  • from centre opening we take over all management, marketing, operations, tenants liaison, invoicing, payments, and reporting
